Crescent City: California’s Last Affordable Coastal Haven

Crescent City, nestled about six and a half hours north of San Francisco, stands as a rare gem on California’s coast where beach homes remain under $400,000.

Known for its rugged beauty, Crescent City offers three-bedroom homes on generous lots within walking distance of the beach, a rarity in a state where coastal properties often soar into the millions.

The average home price in Crescent City is $353,000, significantly lower than other coastal towns like Malibu or Santa Monica. However, despite being labeled as “affordable,” local residents face challenges due to low wages and limited economic opportunities. The median home value has more than tripled since 2000, making it difficult for locals to purchase homes. As Eric Wier, Crescent City manager, told the San Francisco Chronicle, “It is quote-unquote affordable, but that doesn’t mean it’s affordable for the people who live here.”

Crescent City is part of Del Norte County, where 80% of the land is comprised of state or national parks. This scenic locale boasts dramatic seascapes, towering redwoods, and abundant wildlife. Yet, it also faces geological challenges. Highway 101’s Last Chance Grade, the main road into the city, is prone to landslides, closing frequently and isolating the area. Plans are underway to build a $3 billion tunnel to alleviate this issue.

The city is experiencing a surge in tourism, with over one million visitors annually. This influx has led to a tight housing market, with vacancy rates hovering at just 2%. The local government is considering limits on vacation rentals to address the housing crunch.

Crescent City remains a unique blend of natural beauty and affordability, drawing those seeking a coastal lifestyle without the high price tag. As Cindy Vosburg, director of the local chamber of commerce, stated to the New York Post, “We have redwoods, we have the ocean, we have this amazing setting, and we need to lean into it.”
